Old Town Dock detailed design

A brownfield site full of buried obstructions — including three historic docks, riverwall tie-rods and boulders — is the location of this riverside residential development in Newport, Wales. We provided the foundation design and a loadbearing masonry option for the three buildings: four, five and six storeys high, linked by a ground floor carpark.

Our design consisted of loadbearing masonry walls and precast concrete plank floors with structural screeds. In the architect’s scheme, some walls didn’t line up between floors which can be a challenge in loadbearing masonry work. We overcame this by proposing a concrete slab, transferring the loads from the walls above to those below. Disproportionate collapse was avoided by inserting steel posts in walls to tie the structure horizontally and vertically.

The loadbearing masonry solution wasn’t chosen. However, our work on the challenging foundations did go ahead.

The position of the dock walls, floor and geological layers were found through thorough investigations. We used trenches to survey the riverwall anchors. The piles have been positioned to avoid these obstructions and have been embedded into bedrock because of the poor ground condition. Deep concrete ground beams on the piles support the complex.
