Meridian Water will be one of the largest housing developments in London and the UK and will see up to 10,000 delivered over the next 20 years on an 85-hectare brownfield site.

Ramboll Group played a key role in the appointment of Barratt London and Segro as the development partner for Enfield Council’s Meridian Water masterplan. The masterplan will see the development of a new train station, three schools, a technical college, health facilities, commercial and retail space.

The development is one of London’s special status ‘housing zones’, which should enable the delivery to progress quickly. Up to 30% of the homes will be classed as affordable, and a railway station, shops and community facilities will be included in the development. The council’s expectations for the scheme include helping to ease London’s housing crisis, lifting deprived communities and creating around 6,700 permanent jobs.

Ramboll’s Environment and Health, Energy and Infrastructure teams supplied Barratt London and Segro with technical support for their successful bid across disciplines such as sustainability, district energy, environmental planning, transport planning, flood risk, utilities, geotechnics, contamination liability and socioeconomics.

Our experts recommended a Meridian Water environmental sustainability framework that will act as a collaborative vehicle for embedding sustainable principles into all facets of the scheme. This will provide a robust structure to drive and mange innovative and forward-thinking strategies through all phases of its development lifecycle. We also delivered the concept design for implementing a district heating scheme connected to the Lee Valley Heating Network, devised a transport masterplan that considers short and long-term transport needs, and planned critical infrastructure integration requirements.

Due diligence work is underway for phase one of the masterplan (approximately 700 units) with Ramboll providing advice on development risks and contamination liability.
